A great software team!!! We love the versatility!
Commenti: Prior to Rent Manager we used Yardi for 17 years until they became too expensive and no longer catered to a small company base. This is so much better! Rent Manager listens to their customers. We couldn’t be happier!

The online RM12 version gives us the versatility of a complete accounting program (minus payroll of course) that allows small employers with mixed portfolios to use a single product. Outside Payroll options work great for us. The Rent Manager team is constantly listening to their customer base and makes product use seamless with a great support staff! We are a small locally owned property management firm with commercial, residential and self-storage rentals and have used the Rent Manager program since 2011. We currently manage 15 sets of books that include around 30 properties. The software allows us to set up each property based on its own rental type and each user can be restricted based on need. We love the user friendliness, training options and the program options available
Aspetti negativi:
We have not found a major con with this program. The development team tries to work with all parameters to find a work-a-round if not an immediate fix.

Rent manager system is very easy to use. The have both on the go- website and Desktop Version, which allows us to access the system anywhere!

Having to do your own scripting. I would have preferred during the implementation they would add a scripting person.
Management company Lie to
Commenti: Very poor and regretting signing up very concerned of all the work and all the information that's entered in that there is no way to get it back out as soon as we stop paying we will never see it again.

We liked everything the sales rep told us as soon as we got the system set up we were only able to do half of what they promised. The phone system isn't proper. We had a problem with If implementation they just counted down until the hours were run out not trained properly. Didn't give an agenda of what we should know each week. Or give options on what we should work on.

Very poor training and overcharging they round up to the next 100. We lost over a 100 units that landlords did not wish to go to an online portal. And the company is still charging us for the last 7 months. Poor training waiting for everyone to get customer service. If you make a mistake they charge your additional fees To help get it fixed. Scripting for your forms take forever they do not have templates for each state. They do not tell you that each tenant needs their own email not just per unit in order for online systems to function. All of our tenants are month to month it does not work with the software for at least expiration dates everybody needs to be under term leases.

Automation and Reporting Top Notch

Rent Manager does a poor job of advertising its features. I am always looking for opportunities to automate and simplify operations. I ask what else can be done, and the only answer I get from anyone is, "What problem are you trying to solve?" That is backward to me. What can the program do? More can be done for the commercial side.

Commenti: We have been quite pleased in the decade that we have been using Rent Manager with the product, the support and of course, the streamlining it has provided our business.

We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive.

Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations.

One of the best PMS
Commenti: Easy to administer, integrate with other applications, the BEST customer service, ease of use, easy to access very descriptive, helpful sources for reference.

As a business systems/applications analyst who has used several different property management applications, Rent Manager is by far my preferred software choice. Ease of use, accessibility, excellent customer service, easy set up and configuration.
Aspetti negativi:
Its hard not to like the system, they are working some kinks out of Express however they are moving in the right direction.
Super User Friendly!

it is so user friendly and customizable. it is also easy to correct mistakes. with other softwares, my new employees were so scared to do anything because a mistake would mess up reports and they would have to reach out to someone in upper management to fix. the support teams are also always really great to work with.
Aspetti negativi:
the only thing i am not a huge fan of with rent manager is the maintenance set up for turns and things.
Best Software & Easy to Use~
Commenti: Overall, I honestly cannot imagine using a different software. I have been using RMO for about 10 years now. When the company I work with sold the property, and we stayed with the property, I was concerned they would not let us keep RMO. I have used other programs in the past and they were not as easy to learn or work with.

A great fit for us
Commenti: With Rent Manager we have been able to take technological steps forward that were previously too complicated or clunky. As a result, we have transformed many of our operational systems for increased efficiency, accountability, and effectiveness. We are moving all our properties to the Rent Manager platform, so the transformation and improvement continues.
Aspetti positivi:
Pricing is user-based, so we have added properties and units at no additional cost. Support is great. Customization makes the software very flexible. Database provides powerful reporting tools to peel back reports and review informative details for decision making. Guidance through integration process was great.
Aspetti negativi:
No significantly negative experiences come to mind. There are limitations with any system, but Rent Manager has met or exceeded our expectations in all critical areas.

Wonderful features and integration
Commenti: Overall, our experience has been pretty good. There were a couple of hiccups along the way with scheduling our training sessions, but we were able to reschedule and get caught up. I love that there is a suggestion link to be able to request certain features to be considered for adding.
Aspetti positivi:
I like all the help files and education option available as we learned the new system. I really like the project management aspect and budgeting features. The integration options are many, and got set up quicker than I anticipated. I really like that I can write my own reports that are specific to what I need. Singable documents is a plus.
Aspetti negativi:
They recently rolled out with a new version of the system, so there seems to be some glitches every now and then. For the implementation phase, it seemed that much of what was taught needed to be done in the older version. We got things done, but we had to go back and forth between the versions for setup issues.

Easy and Inexpensive Compared to Other Products

The initial setup was easy, daily use is simple, and it combines the things we need most: property management, lease administration, and property accounting. Customer service is excellent!

It is not simple to customize certain reports. The CAM module is not what I would have hoped.

Great Product for the Money
Commenti: I love that I can make custom reports to pull the data I need. I used Yardi for over 20 years. I tried to convert to the cloud version and it was a disaster. Rent Manager is so much more capable.
Aspetti positivi:
There is a learning curve but technical support is always there as is F1 help screens and Rent Manager University. It’s very customizable. Works equally well for commercial and residential applications. It also works well with additional applications like Zego epay.
Aspetti negativi:
It’s not as intuitive as I would like when learning it for the first time but all it can do makes up for that.

Not Perfect, but Very Good
Commenti: We had considered other software before deciding on Rent Manager in November 2015. Rent Manager has been around for a very long time. They seem to understand what property managers really want/need based on the length of their experience. We like that there are a lot of options; the software is robust. Reporting, usability, cost, and integration (with our website/tenant application, a consumer credit company and other software) were important to us. We have been happy with the software in general. Their customer support is pretty good. They've been rolling out new features. We started on their older version - Rent Manager Xi - and have switched to the new platform - Rent Manager 12 - that was introduced February 2016. This was their first major software update in the last decade. Complaints about the older-looking interface are likely about Xi. I would say 12 has a look that is somewhat similar to Quickbooks. We are managing about 270 multi-site residential units and growing. (I understand some people use this software to manage other things like boat slips and salon chairs!) One thing we really liked about Rent Manager was that it scales up easily. We didn't want to have to go through another software switch any.time.soon. We heard that there are some property managers happily using the system with 1000+ units. One major difference between Rent Manager and other property management software options is that Rent Manager charges by the user login where others charge by the unit. We're about to add a new feature rmService which allows our maintenance team to use a phone app instead of the internet to access service requests and tenant info. Should make service requests easier to manage in the field.

- Customizable options (User Defined Fields) - New updates being rolled out - Reporting - Customer support - A lot of features - Integration - Cost for basic use...especially if you have a small staff - Scalability
Aspetti negativi:
- Web design is wildly expensive! (The quotes from RM's design team are nearly the rate our independent web designer charges luckily you can get their user guides and use your own web designer (to create your integrated website, application, rental listings, etc.) - A la carte features that need to be purchased for an additional fee - Rent Manager 12 has some small bugs still being ironed out but nothing major - Web Portal Suite (namely the MobileRM website) should be better/more user-friendly
Rent Manager
Commenti: Good product and support. I primarily changed because of the online payment fees assessed. Much too high, but, consistent with most other products. I found a product that did not charge for online payments. Having complications with that product in features, functionality and service though....maybe that is why others charge.

Good batch reporting and formating capability Strong accounting features Excellent Owners portal...even though most owners do not use. Strong sales tool for Management Company. Relatively intuitive Consistent logic
Aspetti negativi:
Mobile application was just rolling out. I did not convert to the mobile solution due to plans to convert to another software. New mobile application might solve some of the Cons. Pricing: Per seat pricing, set up fee for each additional seat, mobile, web integration, etc. modules additional costs. However, the biggest issue was the $1.50+ charge for Residents to pay online using E-checks. If you have 1000 units paying online, cost is $1500 per month. Too much. LImited integration with various online posting services.

Decent software for daily use.
Commenti: Once everything was set up, the software was relatively user friendly and had a lot of capacity for maintaining information in a multitude of departments within the company.

This software can link your to a multitude of websites that really aid in effective marketing strategies. There are many different reports that can be ran that are beneficial to a multitude of departments. Generating documents and keeping track of document history was effortless. The customer support for this software is fantastic!
Aspetti negativi:
It can be a little tricky to set the software up to function how you need it too. When setting Rent Manager up to link information directly to our company's website and third party marketing websites, it was so tricky I had to spend a great deal of time with customer support to get things running how they should. Also, creating new reports was tricky and only one person in the company knew how to do it.

Geared to the American Market
Commenti: Obviously I still prefer it, as I've used it for 10 years.

Offers more than Yardi - at a cheaper price. Lets you customize a lot. Easy to use Very stable Never had an issue with billing.
Aspetti negativi:
Tried for five years to get recurring journals, Tried MANY times to have them print the letters "yymmdd" on cheques as required by Canadian standards. have to double print all our cheques to comply. Rent Manager Online wouldn't log in and actually locked me out on a Saturday morning - no help available until Monday? - Lucky I keep my own backup of information so I can respond to this emergency. No published in depth info on creating customized objects.

Anywhere you are in the system, if you press your F1 key, it will open up the help file for the area in Rent Manager you are working in. This has detailed information regarding Journal Entries as well as a section on rmScript – our custom language, which helps you further customize Rent Manager. In regards to weekend Support hours, I apologize you were locked out of the system and unable to reach someone. I will pass your message on to our team to look into further.

Aspetti positivi:
The support team is always worth calling. They will speak English and provide the support you need to fix your problem.
Aspetti negativi:
Some parts of the software are clanky. Like running 1099 reports you have to remember that some characters are not supported so we have to cross reference to the W9 or remember whose reports won't run correctly. On the other side Rent Manager allows for support tickets and this is in the works to be updated.

Don't waste time with Rent Manager
Commenti: If you only manage 1 or 2 properties (and you own them), this might be OK. But, if you're in the business, this is the bottom of the barrel

It's cheap. That is the only pro. But if you're looking for good software, please don't even consider this.
Aspetti negativi:
It crashes and customer service is terrible. There is no way to correct accounting mistakes. It does not generate leases nor offer e-signatures. You have to manually generate owner's statements and manually e-mail them as all e-mails sent from Rent Manager end up in the spam folder.

Rent Manager does allow you to correct accounting mistakes using GAAP standards. We also have leases, electronic signatures, an owner web portal for owner statements and information, report automation (including monthly owner statements), and much more available within the program. User friendly program
Commenti: Their customer service is exceptional! Always courteous and knowledgeable. It was a great change from our initial Management program to Rent Manager.

The tenants setup is easy to navigate. When you manage properties owned by different partners, you can still see them all on one screen and streamline your work.
