Amazing quality for Affordable Homeowners
Commenti: I LOVE the customer service. I don't worry about not having the answers or understanding things because I know customer service will patiently go over things over the phone, or on weekends, through email. Haven't found anything similar with this kind of ease of use or customer support.

This product is a dumpster fire
Commenti: My experience has been nothing but negative. I don't understand how someone ever thought to ship this product in this state. No I am not going to set up automatic payments. Why would I trust Avail's security back end when their front end app is designed so poorly? Why do I need a third party to leech off of such a simple process when they can't even do it right? The only thing that would save Avail would be to allow payments to process from my account to the landlord's account the same day they are submitted, including weekends and holidays.

There are no good features. Avail has literally taken something as brain dead as paying rent and added a bunch of barriers to be able to be able to do it efficiently. Their competitors for online payments are PayPal and Venmo or literally a bank transfer. Alternatively if I wanted the inconvenience of blackout payment dates I could use a check.

For software that is supposed to make payments easy, this does the complete opposite. Rental payments are to be paid on the first. In the classic days of literally just giving your landlord a check this was simple. I write a check, I give it to my landlord, they cash it. We even have new technological improvements such as using PayPal or Venmo to do this all online. Avail has managed to take this simplicity and convolute it to a point where I do not know when my payments will be received by my landlord. Take for example today 4/29/23. I log into the portal, go to pay my rent and lo and behold for some reason the option to pay my rent on 5/1/23 is not available. The first is not a bank holiday. The first is not a weekend. The first is a regular Monday that if I had used any other payment method my rent would be on time and in my landlord's hands day of. If I had used PayPal or Venmo, my landlord would have received cash in their account today, before my rent was due. This is not the first time where this issue has occurred. The dates to submit payment seem to shift without reason. Do I submit a payment request two days before or three? Weekends don't count? They don't work holidays? Why is Monday a blackout date?

Commenti: Fantastic customer service, both by phone and live chat. Fairly priced considering other options out there and gives us a great way to export financials to lenders.

We were able to create leases, send tenants the lease, have tenants enroll in auto-pay, and have tenants sign up for renters insurance all within an hour. Avail also sends you updates as a landlord if the State Laws update, which I didn't think to consider before we started using them.
Aspetti negativi:
Some of the rent scheduling can be glitchy if you need to edit a rent payment for a tenant. The tenant needs to edit and I think the landlord should really be the only one to edit.

Avail Offers Great Features at an Amazingly Low Price!
Commenti: My interaction with Avail personnel has been great. I had a phone conversation with someone prior to upgrading my account and they were very helpful, explaining all of the differences that existed.

Avail does a great job presenting you with all of the relevant information for you to make decisions as a landlord. The website is easy to use and nearly all of the features are free to use for a single rental unit, although I easily justified the Pro account due to the Credit Boost feature that it offered. Overall a great product!

Commenti: It’s been less than a month using Avail and I have been extremely satisfied along with my tenants. The system walks you through every step easily with clear instructions. Customer support has been courteous, patient, fast and helpful.

The online payments are quickly deposited, document organization and tenant interaction keeps communicating professional are the reasons I chose Avail.

There isn’t a feature (yet) to upload my documents to send to tenants for signature. It has to be done externally and then uploaded into Avail. I wild like an email tab to quickly send emails to tenants instead of where it’s located now.

Avail is a great resource for landlords. I am a first-time landlord, and I've found the software very easy to use. The support team has been especially helpful when I've had questions. They have been very responsive to my questions and concerns. There is also a lot of online articles and resources for Avail users. The Lease is simple to set-up, and I can optionally modify existing clauses or add my own clauses to fit the needs of my property. Payments can also be conveniently set up and paid online by the tenants.

I would like a way to create a template of an existing lease so I don't have to modify the lease template to fit my needs each time. There may be a way to do this. If so, I haven't figured it out. In the meantime, I have downloaded copies of older leases which I can refer to while I'm creating a new lease.

Excellent apartment management system for sole proprietors
Commenti: Avail has an increasingly good customer service team for us as owners/managers and for tenants alike. We regularly offer suggestions to Avail for improvement and believe they take our suggestions into consideration.
Aspetti positivi:
The cost is affordable. We can use and adapt Avail's model lease to create excellent, personalized leases and rules and regulations. Most importantly, Avail provides lease language specific to our state. We were able to set up the structure for managing our 20 apartments in a reasonable amount of time. When we ran into a glitch, we simply called Avail and they walked us through. We use Avail for advertising apartments, leases, and for receiving and tracking security deposits and rental payments.
Aspetti negativi:
It would be very helpful if Avail offered an accounting process that easily integrated with QuickBooks. It isn't easy to download and provide easily understandable payment records each month. Thus we create our own spreadsheet that we provide to our accountant. We have recommended that Avail offer a limited access option for our accountant to view payments for security deposits and rent, and hope this happens soon.
Good features so far
Commenti: Support has been terrific. Definitely contributes to my impression that Avail is well on its way to having the “Cadillac” identity in landlord management solutions. Nice work with your payment and Leasing setup. Also nice work with much of the marketing tools. Add premium adds (pay for top of list advertising) and syndication to the rest of the online rental sites and you’ll go from a convenient but moderately effective marketing solution to a slam dunk! Or, partner With RentLinx.

Avail has thoughtfully designed. The features it has work well and they have a more solid foundation in there product than any of the other offerings I explored. Avail has a great product in what feels like a budding market.

I’m looking forward to Avail tackling some new problems (feature requests): - user selectable widgets on the dashboard, new info options here (time sensitive actions pending in tenant on boarding, maintenance requests, financial performance KPIs, etc) - Kanban style board of maintenance requests - scheduling automation or better yet, partnership with other providers (ShowMojo) - marketing: listing distribution (partnership with RentLinx.com) - Application fees for Smart Move are prices higher than all competitors in your market. My biggest interest is in Avail continuing what you’ve done well: implement features that eliminate or minimize the things that cost me the most time in managing my properties. My biggest suggestion is to assess whether there are niche service providers that do a better job of tenant lifecycle management than you currently do. I’d so, partner with them or match/exceed what they are doing by developing that out in your system. - enable me to block CC payments or include language in the user agreement taking full liability for disputed payments. - listing syndication details seem to loose a lot in translation.

Easy to use software for new landlords
Commenti: Easy collections management, automatic payments and lease renewals.
Aspetti positivi:
Although Rentalutions offers a ton of functionality, I like how easy it is to setup a payment schedule. Cash flow is important as a Landlord, and Rentalutions will send tenants reminders about payments if not made before a certain date. The landlords also get notifications when payments are made and notified regarding the date of deposit in their account.
Aspetti negativi:
I wish there was a way to trim down the functionality. The new UI is slick, but I really only use about 25% of this product. I find that the screens are a little crowded now.

My landlord experience using Avail
Commenti: I had a small problem when I accepted an application from a tenant. Somehow they made a duplicate application. But avail customer service jumped right in and helped the tenant and myself to resolve it quickly. I've asked for technical help a couple of times and they always get back to me shortly.

I can easily see maintenance request previous leases and a payment history then I'm able to print off for taxes. The software is just easy to navigate.

Nothing. Everything has gone well. I can't say I've had any issues that would be negative in over a year.

Ease of use
Commenti: I keep saying to my wife, I wish we had started using Avail a while ago. It has been a huge game change, saving us tons of time and trips to the medicine cabinet for Advil to alleviate the headache doing the whole process on your own can bring.

Honestly, it's the ease of using the software. Everything is very laid out very clearly. Navigating the software is very simple and my tenants seem to have no problem setting their payments, signing the lease and everything else that comes with renting such as renters insurance and providing documentation.
Aspetti negativi:
That not all features are available yet, such as uploading your own lease and having tenants signing that. ALTHOUGH, avail is working on that and that is in beta right now. They were kind enough to let me use the beta version and it works extremely well. There was also another issue I had where a tenant accidentally paid twice and I couldn't adjust the payment. I three tenants under the same lease and the one payment from one of those tenants I couldn't move, yet. You are able to move the WHOLE rent amount for those of you wondering, not a partial amount. Once again, Avail has been so great and took care of that issue for me.
An absolute MUST for every landlord!

We found Avail about 18 months ago while trying to figure out the best way to manage our rental property. From creating the lease and it’s legal value in our state, to posting the listing and signing the lease, Avail has been a dream come true! The landlord tips and insights are also on point and very helpful. I do wish there was a phone number to call when immediate help is needed, but they did reply within hours to the email request and the issue ( my user error) was quickly resolved. Their customer service is kind, professional, and made me feel like I was very important( even though I’m a very small account). We love them and recommend this software system to every landlord we know!

A must have for rental owners and managers!
Commenti: So far the customer service and support has been great. Any time I need anything or have a question the team has gotten back to me quickly. Easy to use and has really improved my ability to manage my rental.

This software adds ease to both the start of the rental process (application review and acceptance) as well as ongoing support of the rental. It allows for electronic payment collection and can allow for multiple payers for a single unit to take out the guesswork of who still needs to pay and removes the need for one tenant to carry the burden of payments. This software allows for customization of what is required, how payments are processed and tickets that can be cut and addressed in the portal.

There are some additions that could improve the software including integration of payments to utilities and auto payment requests, addition of an app for on the go management.

As for integration of payments to utilities and auto payment requests, just to clarify there are some things that we make standard in order to give landlords more flexibility. Since utility costs may vary from month to month, a landlord will need to manually add that fee in. Still, I certainly understand the need and will be sure to pass this information to my head of product. Also, a mobile app is definitely on our product roadmap. In the meantime, our website is optimized for mobile device usage so your tenants can easily access it from their mobile device's web browser. I like the fact that it is a one stop shop for all of the things I need related to the management of my properties. I can advertise, screen tenants, draft and sign leases, collect funds and keep track of maintenance requests.

Commenti: Avail makes it very simple and easy for me to manage online rental payments. Avail was the first software I signed up for and I made the best choice. I am very happy with the software and extremely happy with the customer support they offer. I would highly recommend them to others.

Enlightening Service
Commenti: The knowledge and database of forms Avail offers is invaluable. It is generally easy to use and takes much of the " guesswork " out of selecting and using proper forms for the daily running of property management . It is a definite " Must Have " for any Property Owner or Manager. Thank you Avail.

I truly appreciate the vast database of documents available at Avail. The standard forms are there for the user and the ability to add your own rules and clauses is incredibly helpful. I do wish there were an easier way to finalize a document and save it to a hard drive. It seems the only way to view a " finished " document is to email it to an account you have access to. Avail Software Online Review
Commenti: Avail handles a big portion of the problems in rental real estate. They allow you to not only market, screen, setup a lease, and collect rent from tenants but take the whole hassle of maintenance requests and put it into one simple area. Avail has definitely allowed me to save money from not requiring a commercial property management company to "manage" my properties.
Aspetti positivi:
For the small to medium sized Real Estate investor, Avail is perfect to allow you to maximize your profitability while keeping on top of the most important management decisions. It is super easy to use both from a Landlords and Tenants perspective. Believe me, one of my tenants is an elderly lady with almost no computer experience and she was easily able to setup her tenant profile and complete everything for rent payments.

I don't currently have any commercial properties but have plans to purchase some in the future. I think Avail will handle this type property but would require more research to ensure it would work.
Aail is a very useful product with just a few minor glitches
Commenti: I am managing three rental houses with Avail. I have had only minor issues that have been resolved quickly through customer service. The system works as advertised with very few hiccups.

Great For New or Inexperienced Landlords
Commenti: Avail has given me added confidence as a landlord and made it possible for me to keep my landlord-tenant relationships professional.

The Avail software provides legal documents that you can edit and customize. It also walks renters through the steps to pay online. You can track expenses by unit, and BEST OF ALL… when you have a vacant unit there is no added charge to upload your photos and advertise it on all of the standard rental sites. The software lets you accept online applications and schedule showings to find your new tenant.
Aspetti negativi:
I would like to be able to use the Avail lease with tenants who do not use the internet. At present the system doesn’t allow that, so I have had to download other software to convert the Avail lease to word and edit it, then upload a scanned copy after signatures are added. It would be nice if there was a way to just do my editing online in the Avail software and print it as an “Externally Signed Lease”.
Needs some work ok ease of use but good concept

The tracking of rental payments, and ability to discontinue payments if proceeding with eviction, charge automatic late fees, or stop accepting payments after lease end.
Aspetti negativi:
It is very cumbersome to make modifications to an existing rental such as a lease renewal. The deposits to the landlords account take way too long to process and only with a paid subscription do they go faster. I was sold on this feature and upgraded my subscription only to find out the enhancement had not been made yet.

Hi Amanda, Thank you so much for the honest review -- and I do sincerely apologize that your experience concluded with you feeling as though it wasn't worth it. We've tried to do our best to competitively price our features given that it is a one-stop-shop for everything and we do have different tiers. Still, if there were issues with payments that could lead to a not so great experience which we totally understand. I've personally noted your feedback.
